Our products
Bridging Loans
For short term funding typically up to 12 months, usually to facilitate the purchase of a property quickly like at an auction, unmortgageable properties or planning gain purposes. This product can also be used to refinance a property already owned to raise funds fast.
Refurbishment Loans
This provides funding for 100% of the building works on top of a bridging loan, typically for flips, renovations, or HMO conversion projects.
Development Loans
For new build and conversions of property where new dwellings are being created, we fund the purchase of the land or property and provide a facility for 100% of the build costs.
Development Exit Loans
For when Practical completion has been reached and the existing loan term is expiring but more time is required for the sales period or the refinance, this can also be used to release equity from a development for another project.
CASE STUDY
Workshop conversion to 5 apartments in Bristol
The old joinery workshop was reclassified as Class E, qualifying for Permitted Development. Our client obtained planning permission for five flats: three 2-bed and two 1-bed. They bought the commercial unit with delayed completion, securing planning during this time. We lent against the increased market value due to planning uplift, allowing a smaller deposit. We also funded all build costs. The client sold the flats on the open market with a GDV of £1,085,000.
